This is a transcript of the deeds relating to the purchase of lands on which sits the Unitarian Chapel, Field Row. The Strutts bought up small parcels of land, progressively extending the chapel and its grounds.

D1973 J/U 10/1-2 Unitarian Deeds relating to land purchases

(1) 1st December 1789 Abstract of deeds "as to a Close called Shortlands"
(2) Conveyance 1850 Edward Strutt and others to John Strutt Esq and Revd Lewis Lloyd.

1850 Indenture between:

1. Edward Strutt of Kingston Hall, Notts
2. Jedediah Strutt of Belper
3. Anthony Radford Strutt of Makeney
4. John Strutt of Belper
5. Francis Jessop
6. Revd Lewis

Refers to Indenture endorsed on 2nd Oct 1829 dated 18th Feb 1847 between Samuel FOX and Edward STRUTT, Jedediah Strutt, Anthony Radford Strutt, Saml Fox the younger: All the mills, messuages, cottages, lands, to Samuel Fox.

Refers on page 3 to John Strutt and Revd Lewis Lloyd grant to Francis Jessop and heirs:

ALL that piece plot or parcel of land or ground containing 597(7?) ½ superficial square yards or thereabouts with building thereon used as a Unitarian Chapel and a messuage and other buildings thereon situate lying and being in Belper aforesaid part and parcel of a certain close called the Short Lands (marked No. 120 on the Estate Plan of the said Edward Strutt Jedediah Strutt Anthony Radford Strutt and John Strutt annexed to the Deed of the 2nd of October 1829) hereinafter referred to formerly in the possession of Isaac Statham Henry Statham and Ann his Wife afterwards of George Benson Strutt Esquire

Which said plot and hereditaments are bounded:

1. on or towards the NORTH partly by other part of the said Close called the Short Lands now used as Garden Ground in the occupation of sundry persons and partly by a road leading to the aforesaid Chapel
2. on or towards the EAST by the plot of land thirdly hereinafter described
3. on or towards the SOUTH by the plot of land secondly hereinafter described and partly by a road leading from a certain field called Gratian Field
4. and on or towards the WEST by other part of the said Close called The Short Lands and now used as Garden ground and is more particularly delineated or described in the Map or Plan thereof drawn on the back of the 2nd skin of these presents by the colour yellow.

Secondly also all that piece plot or parcel of land or ground containing 181 ½ superficial square yards or thereabouts situate lying and being in Belper aforesaid part and parcel of a certain field called Hutfall Field marked No. 119 on the said estate plan formerly in the occupation of Jacob Berkin part of which said plot of land is used as burying ground to the said Chapel and part as a chapel yard

1. is bounded on or towards the NORTH by the said plot of land firstly hereintofore described
2. on or towards the WEST by by other part of the said Hutfall Field in the occupation of sundry persons and is more particularly delineated and described in the said Map or Plan thereof drawn on the back of the 2nd skin of these presents by the colour blue.

Thirdly and also all that plot piece or parcel of land or ground with the building thereon containing 238 superficial square yards or thereabouts situate lying and being in Belper aforesaid part and parcel of certain closes called the Great and Little Fields or Gratian's Field marked No. 117 in the said Estate plan formerly in the possession of Gratian's Devisees and others which said plot of land is now used as Garden Ground

1. bounded on or towards the EAST and SOUTH by other part of the Great and Little Field or Gratian Field aforesaid
2. on or towards the WEST by the plot of land and hereditaments firstly hereinbefore described and is more particularly delineated and described in the said Map or Plan thereof drawn on the back of the 2nd skin of these presents by the colour pink.

[NOTE: Sadly, as is so often the case, the plan referred to is missing from the deeds. Please see my attempted reconstruction below, although I cannot guarantee its accuracy.]

Together with all ways paths passages watercourses roads and rights of road easements privileges advantages rights members and appurtenances whatsoever to the said plots pieces or parcels of land or ground chapel messuage buildings and hereditaments belonging or appertaining or with the same or any of them usually held occupied or enjoyed And the ......... and remainders yearly and other rents issues etc. etc.

2. 1792 17th April Indenture, R.P. Jodrell and Jedediah Strutt; Hutfall Field, from Hall and others.
3. 1797 4th, 5th August - indenture and release; William Strutt the younger, George Benson Strutt and Jedediah Strutt, and Erasmus Darwin the younger, and Walter Evans Esq.
4. 1801 2th June Deed Poll; William, George Benson and Joseph Strutt.
5. 1801 28th, 29th June Indenture and Release; Nathaniel Edwards of Derby. Gent. And William Strutt, George Benson Strutt, Joseph Strutt and Richard Arkwright, and Samuel Fox Esq.
6. 1808 25th August - indenture. R.P. Jodrell, William Strutt, George Benson Strutt, Joseph Strutt; deed of enfranchisement of land called the Great and little Field, purchased from Gratian's devisees.
7. 1829 1st, 2nd October - Indenture lease and release; William Strutt, George Benson Strutt, Joseph Strutt and Richard Arkwright and Samuel Fox.

ABSTRACT

"As To A Close Called Short Lands" [yellow]

1789 1st December - all and singular the aforesaid close or parcel of land in Belper adjoining to the field piece called the Short Lands, one acre, one rod, 31 perches; part of the hereditaments and premises surrendered by the said Isaac Statham, Henry Statham and Ann his wife to Jedediah Strutt.

Jedediah Strutt paid £5-6-51/2 to Jodrell, and did receive release and discharge. Also, all and singular the several (crossed out) closes pieces or parcels of land surrendered by Isaac Statham (and Henry etc?)

And also of and from the payment of the chief rent or yearly sum of 2/- and a halfpenny issuing and payable out of or in respect of the said hereditaments and premises.

"As To A Piece in Hutfall" [blue]

1792 17th April - Joseph Hall of Holbrook, butcher, eldest son of Edward Hall of Holbrook; Dorothy Hall, widow of Edward Hall, John Hall, butcher, Edward Hall, and Jacob Berkin, victualler, the executors of Joseph Hall; three roods of copyhold land, which were amongst other premises on the 9th October 1773 surrendered by Jacob Berkin to Edward Hall for a mortgage.

Also reciting that Jedediah Strutt had made divers improvements etc, since the same was surrendered to him. CODICIL?

Together with the appurtenances, to hold the same unto the use of the said Jedediah Strutt, several and joint covent from the said Exuperius Turner, William Fallow (Fallous?), John Bateman and C.W. Heath, for their quiet enjoyment.

1796 10th April Jedediah Strutt, to his wife Ann.

"As To Great and Little Field" [pink]

1808 25th August. At a small court, 7th November 1805, Richard Holden of Duffield, Malster, John Robinson of Belper, surviving devisees in trust under the will of James Gratian, dec'd, and Issac Greaves of Annis Neadon Nr. Ashbourne, Farmer ;

Seven acres of Great and little Field, formerly in the possession of John Simpson (Great Field) = (one acre is freehold) and George Gratian (Little Field), later of Ann Gratian, and both since of Thomas Slater and Isaac Robinson, surrendered on 26 th Jan 1792 by James Gratian to Mary Milnes and Sarah Milnes: on 1802 6th May Surrendered by G. Milnes, cousin and heir of Mary Milnes and Mary Bennett, next of kin and administrator of Sarah Milnes, to Richard Holden.

Three perches of Little Field, then lately laid to the New Turnpike, from Heage through Belper to Duffield.

MEMO: 300 sq yards on the North-East corner of Great Field, surrendered by Richard Holden and others, was conveyed by William Strutt, G.B.Strutt and Joseph Strutt to the use of the appointees, heirs and assigns of Elizabeth Smith of Belper, 5 th November 1825; also a plot of land 91 square yards 12 th April 1826, the last part of Gratian's Big Field conveyed in trust for Thomas Saunders of Belper, cordwainer, by direction of Jacob Smith of Belper, to whom the same land had been previously sold.
